The A.D. Makepeace Company takes a unique approach to real estate development. We purchased much of our land as many as 100 years ago, and it is important to us that the land be maintained, and the property developed, in a manner that is respectful of our natural resources. In many cases, we grow cranberries on contiguous property, and we are committed to development and agricultural practices that co-exist in harmony.

Planning and Permitting

ADM Development Services LLC filed a Final Environmental Impact Report on January 31, 2022 seeking a closeout of the Special Review Procedure issued by the Executive Office of Energy and Environmental Affairs in 2007. An updated document was filed on March 30, 2022.

The original plan included construction of 437 single-family homes in Plymouth; 405 single-family homes in Wareham; and 524 single-family homes, 380 condominium/town house units, and 110 apartment units in Carver. These 1,856 residential units were removed from the conceptual program and replaced with agricultural and renewable energy uses, consistent with the Commonwealth’s renewable energy goals and 2050 Net Zero emissions target.

In addition, more than 900 acres have been earmarked for permanent conservation. The land is significant because of its proximity to the Myles Standish State Forest and creates the extension of a “wildlife corridor.” The protected lands were identified in consultation with the Natural Heritage and Endangered Species Program. Additional land will be protected through avoidance of development and/or placement of conservation restrictions, for a total of approximately 1,500 acres.
