Rosebrook Business Park
Named for the system of cranberry bogs which still grace the site, Rosebrook Business Park is designed as a place where cutting-edge technology meets the serenity of a quaint wooded setting.
The Rosebrook plan fulfills the A.D. Makepeace Company’s vision of a mixed-use development of office, retail, residential, and hotel conference space. It is a development conceived with two distinct parcels, Rosebrook Business Park and Rosebrook Place, linked together by vehicular and pedestrian networks, including GATRA public transportation that serves the surrounding area.
Ideally located at the intersection of Routes I-495, I-195 and Route 28, the development provides a regional opportunity for businesses, tenants, and their respective customers. It is a showcase project that exemplifies our stewardship of the land as we seek to integrate sustainable design practices with agricultural land management. The fusion of these two objectives, provides for smart growth and a green canvas on which to develop an aesthetically pleasing development in southeastern Massachusetts.
The park includes a 68,000-sf medical office building housing Southcoast Health and Fresenius Medical and a 58-unit All American Assisted Living Facility. An additional building of up to 75,000 square feet is planned.
Rosebrook Business Park will ultimately include three buildings. The first and second, at 100 and 200 Rosebrook Way, are completed, and houses Southcoast Hospital Group and Fresenius Medical Care (100) and All American Assisted Living (200).
Features of the future building include:
- Economic Target Area – TIF available with necessary approvals
- Permitting Status: MEPA permits in hand, local permits approved
- Finishes: Comparable to 100 Rosebrook Way
- Building amenities: Designed in partnership with tenant’s architect
- Utilities: Natural gas, municipal water and sewer
200 Rosebrook Way is a build-to-suit site permitted for the construction of a 68,000 SF office building. The site is located within the Rosebrook Business Park, a new development under construction by the A.D. Makepeace Company, the world’s largest cranberry grower and the largest private property owner in Massachusetts. The property, overlooking a working cranberry bog system, is adjacent to the I-495/I-195 interchange and is convenient to Boston, Providence, and Cape Cod.
